Our experience has taught us on many occasions that one of the biggest delays in buying or selling property is on the solicitor’s side. Once a mortgage offer is issued then everything really is left in the solicitors hand. Examples of delays are buyers or sellers using a solicitor firm for example where the person dealing with their property is responsible for other roles within that company such as attending court etc.

These delays can easily be avoided by using a specialist firm that deals solely in conveyancing and whose customer service is second to none.

By offering to pay your buyers legal fees benefits you in two ways:

Although we do not insist that a buyer uses one of our recommended mortgage brokers we do highly recommend this. The brokers on our panel charge to broker fees and are paid directly by the lender.

Once an offer has been accepted seller and buyer will be given your own sales progressor who will keep you informed every step of the way.

We can assist in recommending a mortgage broker who will contact you direct and provide us with a DIP (Decision in Principle) to confirm you are in a position to proceed. We will then appoint one of our recommended solicitors to act on your behalf Free of charge. All of our panel solicitors work on a no sale no fee basis so even if the purchase does not proceed to completion there are no feew due from you.
